Security levels shown (High, Medium-High, Medium) are general neighborhood assessments based on OIJ crime data, U.S. Embassy Costa Rica guidance (Level 2 Advisory, November 2025) and real estate analyst reports from early 2026. They do not reflect the security of individual gated communities, which can vary significantly. Many condominiums in every zone listed here have private 24/7 security, controlled access and CCTV - factors that substantially improve personal safety regardless of the general neighborhood rating.

The West Zone of the Greater Metropolitan Area is the most sought-after residential corridor in Costa Rica for expats, diplomats, international executives, and families relocating from abroad. It stretches from Rohrmoser and La Sabana on the urban edge of San Jose westward through Escazu, Guachipelin, Santa Ana, Lindora, Pozos and all the way to Ciudad Colon - each neighborhood with its own character, price level and lifestyle.

1. La Sabana / Mata Redonda - Urban Park Living

The gateway to the West Zone. Urban, central, walkable - ideal for those who still want downtown connectivity.

La Sabana and Mata Redonda border the largest urban park in Costa Rica - Parque Metropolitano La Sabana (130 ha). This is the best-connected part of the West Zone: direct buses downtown, Routes 1 and 27 in minutes, and fast Uber response. Paseo Colon runs along the park's north edge with the densest banking and commercial corridor on the west side. Modern residential towers like Nucleo Sabana, Secrets Sabana and Torres del Lago are popular among expats and professionals seeking urban living at below-Escazu prices.

Guachipelin sits between Escazu and the Route 27 interchange, making it the strategic choice for professionals working at Forum I and Forum II corporate parks (Amazon, HP, Procter & Gamble and dozens of multinationals). New gated condominiums with country-club-level amenities - heated pool, spa, courts, co-working, pet parks - have made Guachipelin one of the most sought-after addresses in the entire metro area for international executives.

Brasil and Rio Oro de Santa Ana offer the most accessible entry point into the West Zone lifestyle. Both are 5-10 minutes from Santa Ana Centro and Escazu by car. Rio Oro has seen investment in resort-style condo projects offering pool and lake access at below-Escazu/Lindora prices. Brasil de Santa Ana has a mix of open residentials with independent houses and boutique condominiums on a more human scale.

Ciudad Colon and Brasil de Mora sit at the far western end of the corridor, beyond Santa Ana, toward the mountains. They are popular among expats who want an authentic small-town feel, fresh mountain air and lower rents without completely leaving the San Jose metro area. Condominio Caoba (by CONCASA) is the best-known residential complex in the area, with a lake, duck area, pool, sports courts and walking trails. Properties here are typically 20-40% cheaper than comparable Santa Ana units.

Banks and commerce: Ciudad Colon has Banco Popular, BCR, supermarkets, pharmacy and local restaurants. For larger banking needs or broader shopping: Santa Ana 15 min by car.
Transport consideration: In Ciudad Colon a car is not recommended - it is essential. Uber wait times are longer than in Escazu or Rohrmoser. Ideal for families with their own car who value tranquility and nature over urban connectivity.

Before You Sign: Key Legal Points for Renters in Costa Rica

  1. IVA (13% VAT) applies to rent. Always ask whether the quoted price includes or excludes IVA. Many online listings show prices without IVA.

  2. Security deposit is legally capped at 1 month's rent. Asking for more violates the Ley General de Arrendamientos Urbanos y Suburbanos.

  3. Minimum lease term is 3 years. After year one, rent increases are regulated by law. Read the full Spanish contract carefully - it is the legally binding version.

  4. Always visit in person before signing - at multiple times of day. Check water pressure, internet, traffic noise and parking reality.

  5. Use verified platforms. Encuentra24, Casas24, Trovit, FazWaz and Inmuebles CR are the most reliable in Costa Rica. Never transfer a deposit before visiting in person.
